A Note from Nick Radonic - DSS HOA Board President - president@hollybrooke.org
Concert and Ice Cream
on the Green - Saturday June 5th, 3-5 PM, Monona Drive Green Space
As summer approaches, the HOA Board likes to put on a social event in
the Monona Drive green space. Previously we've had an ice cream social,
but this year because of a neighborhood performance, musicians are
available for hire on that afternoon. As the Brits might say, we're
taking a flyer and hosting our own concert. Bring your own blankets and
lawn chairs. We are also inviting HOA 1 and 2 to join us. Please come
out and join us for this event.
Elections for HOA
Board
Three positions are up for vote this year, two are replacements and one
Board member is running again. At the time of writing we will have a
full slate of nominees. Send in your ballots, as we have a requirement
that a quarter of the homeowners must vote to make the election
official.
Landscaping
The winter storms took a severe toll on the large vegetation in the
neighborhood. A lot of pine trees have lost major limbs, and for our
part on the HOA Board we are just now getting the landscapers to clean
up branches from the fringes of the neighborhood common areas. It is
taking some time to direct the landscapers to the specific areas and
work that needs to be done, so please have patience. In addition there
is a cost to doing this so it is good if you can help. If there is a
damaged tree limb on HOA property, near you, and you are able, please
chop it up and put it into the wild areas, or bundle it up and put it
into the County pickup. We are trying to clean up the major damaged
limbs we know about, but won't get to all of them without people
letting us know about them.
Economics and Finances
Economic issues dominate the news. As far as we know, only one town
house has gone through foreclosure at the beginning of the downturn.
There are other economic stresses in the neighborhood, I'm sure, but
the turnover in ownership does not seem to be large. The finances of
the HOA are stable with reasonable dues income, expenditures and long
term capital savings.
Landfill Remediation
The survey work on the Gude Landfill is complete. A small number of
ground water sampling wells are scheduled to be drilled soon to allow
the Montgomery County Department of Environmental Protection to collect
more specific ground water information. Depending on the evaluation of
ground water leachate (if any) from the landfill and surrounding land,
and evaluation of the quantity and direction of ground water flow, the
next stages of the dump remediation will start being planned. One
possibility is that the dump is capped with an impermeable liner to
deflect rainwater, and to limit water flow through the dump site. This
would bring the landfill closer to modern containment standards. I was
walking along the pipeline right-of-way to Lake Needwood recently, and
the pungent landfill odors kept wafting over me, telling me that there
was a breach somewhere in the plain soil cap that is now in place.
Community Yard Sale
We had a spring community wide yard and garage sale in mid April.
Altogether there were more than 20 listed locations, and that day we
had a decent amount of car traffic drawn in by our website and Craig's
List and Gazette advertisements.
Let's Go Ape -
treetop adventure at Lake Needwood
If you walk down past the boat house at Lake Needwood, and continue
north-east a little ways along the entrance road, you will see the
newest addition to the park, the Go Ape climbing and adventure
facility. Go Ape, a private company run by a fellow who grew up in this
area, has brought a tree adventure facility here from Britain. They've
put cables across a bunch of trees, up to 40 feet in the air.
Adventurers climb about with carabiners and cables and climbing
harnesses, walking across wire and wood foot bridges, and sliding down
the zip lines to dismount. It opened a few days ago and looks to be
great fun. My kids (10+) are itching to try it, and I will as well.
Large Dogs
These can be impressive animals, and we have a few large ones in the
neighborhood. I have concerns with their care, containment and
temperament. As an owner do you have an adequate fence? In terms of
animal care, is there enough space for the dog or dogs? Are you able to
control the dog when walking it around? Not to put too fine a point on
it, but the owner is responsible for the dog.
All Dogs
And for dogs of all sizes, please be responsible owners and keep them
from defecating on people's lawns, and clean up after them where ever
they go.

Note from a Neighbor
As I
walk around the neighborhood on Tuesday mornings prior to the arrival
of the trash trucks, I am dismayed to see so many items that can be
reused/recycled. I would like to propose an alternative that some
us of have been using with great success:
http://www.freecycle.org/
http://groups.freecycle.org/FreecycleRockville/description
Its purpose is to keep things from the land fill as long as
possible. People post items that they wish to get rid of and
others respond and pick them up almost immediately, or at a time that
is convenient for the owner. A number of us have been utilizing
this method for several years; it saves a trip to the thrift store and
it assuages the guilt one might feel by simply throwing viable items in
the trash.

Election for the HOA Board and the Annual Meeting
The annual election for the HOA board will be taking place this month. There are three positions up for vote this year, two are replacements and one Board member is running again. We have a full slate of nominees.
You will be receiving your ballot in the mail shortly. Send in your ballots by June 4th. We have a requirement for a quarter of the homeowners voting to make the election official.
Please plan to attend the annual
meeting of the Derwood Station South Homeowners Association. The
meeting will be taking place on Monday June 7 at 7:30pm at Candlewood
Elementary School 7210 Osprey Drive
Rockville, MD 20855

Remember just a few months ago…. the storms really brought people together. Everyone pitching in and helping each other.
I received this note from a neighbor - Please
convey my personal thanks for all the neighborhood help during the past
winter storms. Some good samaritans used a snowblower anonymously
during the first couple of snows. I live in one of the townhomes,
so it was a really nice treat to have some help. Thanks.
Ann

A Reminder for Next Winter
Homeowners are responsible for removing the snow from sidewalks in front of their property. The HOA pays to have the snow removed from sidewalks in front of the common areas. This includes Wapello Way at the pipeline easement, on Indianola Dr. beside the townhomes, and on Monona Dr. This does not include the townhome parking lots or sidewalks.
We would like to inform
our neighbors that, in the State of Maryland, children must be 13 years
old to baby-sit a child under the age of 8 when the parents are absent,
per Family Law Article, § 5-801.
We do not endorse any child whose name appears on this list, nor do we screen the list for qualifications and abilities.

From the AERC Committee
The Architectural and Environmental Review Committee (AERC) tracks the compliance issues with the Homeowner's Covenants we all signed when we bought into the neighborhood. Owners apply for permission to make material changes in construction such as fences and house finishes. Again, they have helped give the community a more unified look. Some of their forms and minutes are online.
AERC Philosophy
It is the Committee’s job to get your application APPROVED, within the construct of our Guidelines and Covenants. We want to talk with you to make sure we understand what you want to do. We will work with you so that the application process is quick and comfortable.
