The AERC held its August meeting electronically since the applications submitted were within the published Guidelines.

Discussion


The request from 7230 Wapello for a new 3rd garage bay was unusual. Under most circumstances in our neighborhood, expanding a garage to include a 3rd bay just won’t work because there is not enough room. However in this case, the homeowner has a large side yard and it does fit. 7230 Wapello is next to a pipestem driveway but the location of the new garage bay does not block the forward view of the house behind. The owner provided very complete plans to the committee and the design, color and materials all match the main house. The committee unanimously approved it.


Other actions


A certified mail letter was sent by MTM to 15501 Indianola for unapproved construction. A new addition included a 3-sdied bay window “bump out” whose roof terminated at the main roof of the addition. The homeowner, who is doing much of the construction himself, has continued the bay upward into a tower which is 4-6 feet above the addition roof line.


The committee email sent to the homeowner was also copied to the Board members. The homeowner was told “You need to alter your construction to conform to the plans you submitted, or you need to halt the construction on the tower and quickly submit another application for this modification.” There has been no work on the addition since our letter was sent nor have we received an application for the modification. If we do not receive a response soon, a 2nd letter will be sent and the County will be queried concerning the plans used to obtain the building permit.
