AERC March 29, 2008 Report
The AERC held its March meeting at Bob Day’s House at 7:00pm. Attending were Bob Day, Bob Craig, Dave Minier and Dan Navarro.

Fences
The application from 7313 Grinnell generated a lot of conversation among committee members due to the location of one corner of the fence. The application requested that the fence join the house at about mid-distance, which for most houses in the neighborhood would be fine. The issue was that the neighbor’s house was set back from the curb and canted slightly. This put one corner of the proposed fence forward of that neighbor’s front building line.
The Guidelines have 2 rules that could apply:
Fencing that extends beyond the front of your home or adjacent homes
Fencing that interferes with the forward view of a house behind your home. (Forward view is the area projected forward to the street from the front building line.)
The committee agreed that guideline #1 applies to all houses that are not set back from the curb. However, our neighborhood has pipestem lots and a few lots where the siting of the house on the lot was purposely set back by the developer. The committee agreed that guideline #2 was the appropriate rule to follow in cases of set-back. There is precedent for this understanding – there are 2 houses on Wapello where a fence was allowed forward of a neighbor’s front building line, but restricted so that it did not interfere with the forward view.
Spring Clean Up
As we did last year, the AERC would like to conduct a Spring Clean Up review of the neighborhood. Last year this review produced some very positive results – 27 letters sent, with very few followups. Almost all items were fixed.
With the Board’s approval, MTM will send the attached letter to all homeowners & residents. The AERC will complete their review in April and letters will be sent in early May. The results will be presented to the Board in our April Report.

Spring Clean Up

A Letter from your Architectural & Environmental Committee (AERC):
Lots of things happen to our homes during the winter and now that warmer weather is here, it is a good time to clean up and fix up our yards, gardens and houses. Usually a list is made of things to do, and the easy ones on the list are done first. The others take a little longer. Sometimes we are a little slow getting outside to do the things that need to be done. Our neighbors notice this. In fact, it is easier to see what is wrong with a neighbor’s home than our own home.
To help the neighborhood and you get ready for summer, the AERC will walk the neighborhood and look for major things that should be on a Spring Clean Up list. Here are some of the things they will look for:
Driveway – bulges from tree roots, grass growing in cracks, crumbling sections
Trees – dead limbs, torn off or broken limbs, dead trees
Bushes – overgrown, broken off sections, dead bushes
House – mildew, missing or broken siding/shutters/shingles
Fences – missing or broken posts or rails
Landscaping – broken outdoor items, soil erosion, lawn with large bare spots
Garage – doors with peeling paint, or rotting wood
Below is the form the AERC will use. If they see something at your home, they will note it and the form will be mailed to you. They do this to help you get started with your Spring Clean Up, to let you know what your neighbor sees, and to ensure the item they saw gets on your list.
